Deadline Alert: File Your Philadelphia Property Tax Appeal by October 7, 2024
If you think your Philadelphia property's assessed value is incorrect, you have until October 7, 2024, to file an appeal with the Board of Revision of Taxes (BRT). Here’s a step-by-step guide to help you navigate the appeal process and ensure your property is fairly assessed.
1. Obtain the Appeal Form
To get started, you'll need to fill out the 2025 market value appeal form, which can be downloaded from the Philadelphia government's website. Visit the Property Assessment Appeal Documents and Forms page to find the necessary forms.
2. Prepare Your Evidence
Your appeal should demonstrate one of the following:
The estimated market value of your property is too high or too low.
The estimated market value is not consistent with similar surrounding properties.
There are substantial errors in the characteristics of your property that affect its value.
For more information on what constitutes valid evidence, refer to the Appeal a Property Assessment page.
3. Gather Documentation
Residential Properties: Include photographs of your property from various angles (front, rear, side, and street views in relation to adjoining properties).
Additional Documents: If applicable, provide appraisal reports or other documentation that supports your claim. More details can be found on the Property Assessment Appeals page.
4. Submit the Appeal
You can submit your appeal by mail, in person, or via email. Ensure all your documents are complete and clear. The mailing address is:
Board of Revision of Taxes
