Philadelphia Homestead Exemption

In Philadelphia, if you own your primary residence then you are eligible for the homestead exemption, reducing the taxable portion of your property’s assessed value. The exemption will reduce your assessed value by $80,000 saving most homeowners about $1,119 on their real estate tax bill starting in 2023.

Once the City accepts your application, you never have to reapply for the exemption for as long as you own the property.

Properties already receiving a tax abatement are not eligible for the homestead exemption until the abatement officially expires.

The final deadline to apply for the Homestead Exemption is December 1st each year. Early filers should apply by October 1, to see approval reflected on their Real Estate Tax bill for the following year. Applicants approved after October 1 date will receive a second bill with an adjusted amount due.
